Commercial Banker Discusses Typical Loan Scenarios for Private Money Deals.

Commercial real estate, private money loans also know as hard money and or bridge loans are becoming more prevalent as borrowers enjoy less red tape, quicker closings and more “common sense” underwriting than conventional financing provides. Typically though, borrowers still relay on this type of financing as an option when conventional sources are not available.

The increased speed and flexible underwriting comes at a steep price with interest only rates often in the teens, 3- 6 points being the norm and loan terms being relatively short at 12 - 36 months.

Why would owners pay such high fees/rates? In short, because it makes sense for them based on their current situation. Below are examples of transactions where it made sense for our borrowers or go the hard money route.

Grand Rapids. Small office building that was previously used as the owners business headquarters. The owner wanted to move his business out and convert the property into a multi-tenant building (investment property). To accomplish this he needed to create common areas, alter the entrance and add an elevator to the property. He needed a substantial amount of cash to make these improvements happen.

The problem was four fold: Personal credit was in the 400’s, the owner had virtually no liquidity, the owner had no development experience and the year to date, profit & loss and balance sheet showed that his business was losing money. These issues eliminated any type of conventional financing.

The owner knew that the property would be a cash cow, and drastically improve his overall financial position, if he could get the money needed to complete the project. For the lender the deal made sense as well, due primarily to the low loan to value (High equity).

In addition, the exit strategy was simple, after the building was renovated and leased out, the property would stand on its own and qualify for conventional finance base off the new cash flow.

Metro Detroit. Local business that owned six retail buildings and had its loan “called” (forced balloon) prematurely by its bank. The loan was called primarily because the business had lost money for three years in a row. The bank was nervous the borrower would go out of business. The business was forced to seek alternative financing.

Besides the above, multiple conflicting partners further complicated the matter and made conventional financing that much more difficult to obtain.

However, the properties where in solid condition and had much equity. The borrowers where able to leverage the equity and refinance their existing mortgage and roll in other business debt into the private money loan.

The result was increased cash flow enabling the business to regain profitability - even though their rate was much higher than the previous mortgage.

Cleveland. A real estate investor was in the process of purchasing a 40,000 square foot mixed use building. The seller became frustrated and began to doubt the buyer’s ability to purchase the building as the conventional lender became cautious and dragged the process out. To the buyers shock, the lender pulled out, two weeks before the scheduled close.

The primary issue for the conventional lender was that although the current net operating income could support the proposed loan, the historical (average of the last 3 years) net operating income could not meet the traditional banks Debt Coverage Ratio’s.

The buyer, fearing that he would lose the property and money he had already put into the deal, used private money to meet the closing schedule. The exit strategy to pay off the private money loan was to simply continue to document the current net operating income and refinance the debt into a conventional loan one year out.

These are typically private money scenarios, others include foreclosures, distressed properties, recent bankruptcies, lack of existing cash flow, partnership buy outs, land contract refinances, “need for speed,”etc.

Common positive traits that make the loans financeable include loan to values less than 60% and clear “exit strategies” on how the borrower is going to pay back the private money lender.

Yes, hard money is expensive, but can be a viable option given the right (Or wrong) set of circumstances.

What Is International Copyright Law?

Many people are surprised to learn there is no international copyright law. Yes, that is right. There is not an international copyright law that will protect your work on the other side of the world. However, it is important to note that most countries do offer some form of protection known as “foreign” works.

International conventions and treaties have done a lot to protect owners of copyrights around the world. With the world seemingly becoming smaller every day, the United States took a look at its stance on the European copyright treaty known as the Berne Convention. Basically, the Berne Convention of 1886 involved European nations coming together to seek a uniform copyright law to keep their copyright owners from having to register for copyrights in individuals European countries. The United States signed on to the Berne Convention introduced made it into a U.S. law known as the Berne Implementation Act of 1988.

If you are seeking to have your work protected in a particular country, you need to find out what kind of protection foreign authors have in that country. Some countries offer little or no protection to foreign authors. The U.S. Copyright Office is not allowed to give authors recommendations or the names of attorneys or agents that could help them understand foreign copyright laws. However, with a little investigation it is not hard to find someone who is an expert on foreign copyright law. These individuals can help you learn more about copyright protection and how your work is deemed in a foreign country.

Some countries do not have any intellectual property rights and some countries even grant more copyright protections than the United States. Blogging is the latest buzzword in online marketing and PR. But with so many marketers jumping on the blogging bandwagon, few people are giving a thought to whether blogs are really up their alley, or taking the time to consider the best ways of going about it.

If you are planning to start a business blog, ask yourself these questions before you take the final plunge.

1. Do you really need a blog?

Writing and maintaining a blog takes a certain degree of commitment, as well as a passion (or at least a liking) for stringing words into a decent sentence. If you don’t enjoy writing that much, you could always create an audio or video blog.

But would your business objectives really be served by starting a blog? Or could other methods of online marketing - like SEO, ezine advertising or newsletter publishing work just as well, if not better?

2. Whom do you want to reach with your blog?

The first step to reaching your audience is understanding where they go to find information about your products.

Crohns And Pregnancy

Pregnancy is a trying time for all women. The added stress, the complicated health issues and the additional weight can be overwhelming for many. But when you add in severe health problems like Crohn’s disease, the stress levels can reach unhealthy levels. So, what effects does Crohn’s disease have on pregnancy and what does this mean for the health of the baby?

Studies have shown that most women or couples who have an active case of Crohn’s (they regularly get flare-ups) may have trouble even conceiving. A common drug used to treat Crohn’s called sulfasalzine may render men temporarily infertile. There are less common medications available for men who are looking to conceive so consult your doctor to get switched to a treatment that won’t damage your sperm count.

Most women who have Crohn’s are able to carry their baby to a full-term pregnancy and have a healthy boy or girl, but there are some direct links between Crohn’s disease and problems which could potentially crop up. Since Crohn’s is responsible for causing ulcers and abscesses in the body, women who may have these in the birth canal or in the vagina may need to have a caesarean section birth. Crohn’s has been linked to a higher rate of miscarriage, stillbirth or premature birth at a rate of two to three times. There are also links between a worsening of symptoms directly after becoming pregnant and during the first trimester. Some women also experience a severe flare-up immediately after giving birth. The one thing to keep in mind is that every case of Crohn’s is different and every pregnancy is different, as well. There is no link at this time that says if you have severe Crohn’s related symptoms during one pregnancy that you’ll have them during your next one, too.

One of the most important aspects to having a healthy baby is eating a proper diet. As everyone knows, a woman’s diet changes dramatically during pregnancy, but diet can be a main trigger to Crohn’s flair-ups. So how to rectify the two? The best thing to do is to consult your doctors and remember, if you are treating your Crohn’s with sulfasalazine, take folic acid to help prevent birth defects. Most likely, your doctor and obstetrician will recommend a few special foods and an increased vitamin and mineral supplement plan.

There is a debated genetic link associated with Crohn’s. Some studies have shown no real link, while others have shown that if someone in your family has Crohn’s, there is a 10 times greater chance of developing it, and if that person is a brother or a sister, the risk jumps to 30 times. Targeting the actual genes that cause it has been extremely challenging since it appears that more than one gene affects Crohn’s disease. The main consensus on this controversial area is that there may be some genetic link, but it’s all about the environmental risk factors associated with it. Don’t smoke, try to eat right and keep the stress down and you don’t have to worry about passing Crohn’s disease onto your newborn baby.

Don’t Make These Chinese Symbol Tattoo Mistakes

The Chinese people have a highly developed writing system that evolved at least 3000 years ago. Ancient writing has been found written on bone, brass vessels or pottery and bamboo strips.

The Chinese writing system has no alphabet, but relies on a large number of symbols that represents spoken concepts or ideas. It is important to note that a Chinese symbol is NOT a pictograph but represents the entire spoken word.

And don’t even look for the Chinese alphabet because there isn’t one. The alphabet is a Latin invention, which is a whole new can of worms.

The Kangxi Dictionary was created in 1710 A.D. by imperial decree to compile 47,035 symbols. Don’t worry; the average Chinese person only needs to know five thousand symbols to pretty much read anything that is written in the Chinese language.

Now, let’s talk about mistakes which is the biggest block when someone thinks about getting a Chinese symbol tattoo. What you think the Chinese symbol tattoo means, may not be necessarily so.

As you can imagine, before rushing off to get the Chinese symbols tattooed on your skin - DOUBLE CHECK with someone who CAN read and understand Chinese. And resist the urge to pull over the Chinese waiter and ask him to write out the Chinese symbol for you. He may not know exactly what meaning you really want and may unintentionally give you the wrong symbol.

You see, Chinese symbols are complex and can easily be mean something other than intended. Get the wrong one… and your new tattoo will be a permanent source of embarrassment to you!

Another fact is that Chinese Calligraphy is a precise art and sometimes strokes can be missing in your tattoo design. But don’t panic! Your tattoo artist can easily fix those mistakes.

However, be warned that the artistic flair of your tattoo artist can turn your Chinese characters into gibberish.

Another thing, Chinese names are written in the reversed order. Which mean your last name goes before your first.

Let me pause here for just a minute… this is where things may get a little more complicated. Because your name is probably foreign to the Chinese language — Chinese symbols will have to be picked out to pronounce your name. Remember there are no Chinese alphabets. So you will have to pick out one or more Chinese symbols that represent your spoken name.

Do you see what I mean? Getting a Chinese symbol tattoo can become a nightmare if done hurriedly without any thoughts whatsoever!

Nonetheless, Chinese symbol tattoos are very popular today because they are really beautiful. And because most of us in the Western Hemisphere cannot read Chinese, Chinese symbol tattoos becomes an “exotic” form of expression.

And let’s face the fact that the real reason most guys probably want a Chinese symbols tattoo is because they are usually associated with martial arts or karate flicks. Men!

Life as a Child in Germany During World War II

This may be a touchy subject for many to read, but some of the things I’m about to tell you is real and a part of life many of us don’t want to hear.

Although there are many articles published about World War II in Germany, not too many touch on the personal aspect of what it was like growing up as a child during the war. For those of you that are interested, this article may be for you.

My parents were raised in Germany during World War II. When the war first started, my mother was only three and my father was eight. My parents left Germany as soon as they could after the war to start a better life in the States.

My mother, who is now 70 years old doesn’t talk much about the war as it brings tears to her eyes. It’s a part of her life I think she would like to forget all together.

My mother was one of five children and initially lived on the Western edge of Poland. When Germany and Russia invaded Poland they were forced to move taking only the few possessions they could carry on their backs. Her father who was at that time in the military was unfortunately killed in the war. She never got the opportunity to know who her father was. Her mother was left alone with five children to feed and no home of their own.

They moved from home to home, shelter to shelter, whoever would take them in. There was no money so my grandmother sewed clothing to sell to others in need. This little bit of money she earned was sometimes enough to get food for the family. Other times it was not and they were lucky enough to find other people that were willing to help them out with a meal.

Their food consisted of mostly cabbage and bread. Sometimes my grandmother would stand in line for a whole day for just one loaf of bread only to find out they were all gone when it was her turn to get some.

During this time, many families would take their children out of school at a young age - 12 years old for many so that they could go work and help the family survive. My grandmother despite the temptation would not allow this. Having her children get an education was too important to her, so as her children slept she sewed and sewed to make what little money she could. For the children that did leave school to work, the most popular places to work at were bakeries and any place that made food. This way at least you could bring some leftover food home to your family at the end of the day.

As they were continually pushed out of areas and constantly on the move, they lived in many shared rooms with other homeless families. It was always a constant search to find a family that would take you in. The rooms were usually divided by sheets and about the half the size of a garage. They slept on the floor many times on hay to cushion themselves from the hard floors. If they were fortunate enough, they got potato sacks to use as blankets and often had to share them. Other times they would find shelters which would be one big room filled with other families. It was never a happy place - you were surrounded by sadness from the people that lost loved ones. You heard constant crying and had to keep a close eye on your personal belongings so that they wouldn’t be stolen. There were no toys to play with so the children learned to use their imagination to keep themselves occupied.

The children played outside very close to home in the streets among the ruins. Seeing dead horses and people in the streets was just accepted. They grew used to the sound of the sirens going off and running for shelter where they would hide until it was over. Afterwards, it was off to playing again outside.

I remember my mother telling me how on one instance they were forced to evacuate quickly because of bombers coming in. Everybody flooded to the streets with their families carrying what they could of their belongings on their backs. Some people had horses and other carriages, but the majority of them just had suitcases and bags of their most prized belongings as you never had enough time to get everything together. Surviving was the only important thing. As they joined the crowds on the streets to move out suddenly the bombers came and started bombing the streets. The children were screaming and the parents would run for shelter dragging their children behind them. I don’t want to get too graphic here, but imagine being a small child of 5 to 7 years old watching people hit by bombs right before your very eyes or watching another child you played with that day suddenly die.

The war was a terrible time for everyone including the German civilians. You were forced to obey Hitler’s rules whether you liked it or not. Even after it was announced the war was over, on one occasion my father watched a woman die before his eyes by the hands of a soldier because she happened to say “Thank god” and made a bad comment about Hitler. Her throat was slit instantly. She was then strung up by a rope as an example so everyone could see what happens when you say something bad about Hitler.

It’s sad, I know. But this is the reality of what it was like for many German civilians during World War II. Its no wonder so many of them wanted to come to America.

Iran Provides “Multifaceted Response” To UN: Launches Ten Missiles

Iran provided its long-promised “multi-faceted” response to the proposal by Western nations that the mullahdom stop enriching uranium. A day or so before it presented its written response, the obstreperous nation conducted war games during which ten highly photographed missiles were fired in a generally westerly direction.

Of course, the West had hoped for a more obliging answer, particularly since the proposal contains an attractive package of bribes, diplomatically referred to as incentives, which reportedly includes a selection of books that apparently are no longer readily available in the fundamentalist Islamic backwater, such as the Dickens classic, A Christmas Carol.

Western diplomats felt that the feel-good tale of crotchety meanness converted to enlightened benevolence might act as a moderating force, particularly among the gray-bearded senior members of the turbaned tyranny, who do remind the partial observer of Ebenezer Scrooge before his sudden and celebrated reformation.

German Chancellor Angela Merkel commented, “We are still examining” the Iranian response, “but from everything that I hear we cannot be satisfied.

Certain other hints were provided ahead of Iran’s official “Bah! Humbug!” response. UN inspectors were turned away from the Iranian nuclear facility at Natanz. In response to the affront, the inspectors dared to maintain that their exclusion could seriously hamper international efforts to ensure that the determinedly confrontational regime is not trying to concoct nuclear weapons.

The country’s Supreme Clerical Curmudgeon also foreshadowed what the response might be when he stated, “The Islamic Republic of Iran has made its own decision and in the nuclear case - God willing, (who is, as we all know, the Father of all Islamic nuclear weapons), with patience and power, will continue its path…. Arrogant powers and the U.S. are putting their utmost pressure on Iran while knowing Iran is not pursuing nuclear weapons but only the most peaceful uses of the atomic bomb.”

He went on to accuse the West of wanting to obstruct scientific progress in the Islamic world and asked other Islamic countries to stand together against the West’s ill-founded concerns about just how peacefully Iran might brandish a nuclear arsenal.

Western leaders, given to blindfolded optimism, remained hopeful until the concrete clarity was thumped onto their diplomatic tray, with German Chancellor Merkel again being able to comment right up to the day of the response, without laughing out loud, “I still hope that it will be positive, although some signals have been very confused; for instance, I’m not sure what war games and missile firings have to do with indications of compliance.”

When Iran’s chief nuclear negotiator finally did deliver Iran’s written prevarication, the diplomats were disappointed to learn that, while it was 25-pages long, it did not even suggest the possibility of a moratorium on enrichment, that is, except the hope that the nation’s coffers would soon be enriched by the lavish incentives. The document included, in fact, only one very lightly detectable reference to a willingness even to discuss all aspects of the nation’s nuclear program.

German Chancellor Angela Merkel continued, “We are still examining” the Iranian response, “but from everything that I hear we cannot be satisfied.”

While diplomats in the capitals of the six powers behind the proposal spoke of disappointment and even anger due to what they maintain is the lack of response to the main demand, none of the six nations has come right out and said the Iranian counteroffer is not adequate. In fact, Russia, China and France voiced their opposition to sanctions in the hope of continuing their excellent trading relations with Iran.

We do hear, however, that some senior Bush administration officials and Republican lawmakers are now voicing their displeasure that American spy agencies have not yet sounded more ominous warnings about the threats they maintain that Iran presents to the US. There was, however, no mention in Uncle Sam’s lumbering approach, as the idealistic US stumbles its usual way toward self-punishing leadership in the contention, that this is one pickle the Europeans have every incentive to take the lead on, since they are, geographically speaking, much more proximate to the turbaned terrorist state.

In order to bring more clarity to its response, Iran may be compelled to fire off a few more pointed missives.

Things Women Want In A Man

I met Jessica, a 24 year old law student who modeled lingerie to help defray the costs of her education, a few months ago in a nice lounge. I was there with

a couple friends of mine, enjoying a nice bottle of Pinot Noir wine. One of the things that a Date Pro has is the ability to be aware of his environment,

even if part of his focus is somewhere else. In this case I was focused on conversation with my friends. Out of the corner of my eye I noticed a man walk

up to a very attractive young lady at the bar, offering to buy her a drink. She wasn’t interested so she thanked him for the offer and continued munching on

what appeared to be an appetizer.

This man wouldn’t take “no” for an answer and started giving her a hard time. I could tell from her body language that she was ready to do something drastic

to spend a moment alone with my fianc?e.”

He knew that he had lost. “Oh man, sorry. Later.” And off he went.

As he was making his way out of our little circle, I leaned in and whispered in her ear, “Ok, once he’s out of sight, I’m going back to my friends. By the

way, my name really IS Rod.” Then I grabbed a stool, gave her a wink, and she leaned into my direction and whispered, “Thank you.” Sometimes the damsel in

distress that you saved appreciates what you did and prefers that you be on your way, but sometimes they don’t want you to leave. “My name is Jessica,” she

continued, “Do you really have to leave? Why don’t you hang out for a bit?” Aha!

“Let’s just say that I help men figure out what they really want out of life,” I said with a grin on my face. She accepted that for the time being and we

began talking about that. Eventually I asked her what she thought a healthy, attractive, mature woman wants in a man. “Leave out the stuff about ‘I like to

laugh’ or a ‘man who knows how to treat a lady’ type stuff. I’m looking for specifics.”

“Well,” Jessica started, “You observed one thing we don’t like and that is to keep trying to pick up on us after we’ve made it clear we’re not interested.

Sometimes I want to go out and not want to meet new people. Sometimes I just want a drink or dance or just hang out. I hate it when a man is too pushy.”

“Please continue, this is fascinating,” I remarked.

“I have a part-time job that pays really well, so I don’t need a man to help me out financially in any way,” Jessica continued on with a look of serious

passion in her face. “You know what I think most ‘healthy’ women want? They want a man who can take care of himself. He might even be broke today but if

he has a career or is in school or started a new business, a woman can see that he has ambition and potential. I think a lot of women look more into the

future than men do. A man should be financially stable. That doesn’t mean he has to be rich, he should be good with his money and not spend it on frivolous

things.”

“You mean like a Coach hand bag, Mac make up, or Jimmy Choo shoes right?” I interjected with a teasing tone to my voice. Jessica giggled.

“Something like that, silly,” I could tell Jessica was a fun gal. “I know one thing I like is when my man plans out a whole evening for both us. I like it

when he plans ahead. I have a friend named Monica who was dating this really unattractive man, but she didn’t care. If you can make her laugh she is all

yours. Tell your clients that if a woman is laughing at his jokes then she likes him.”

“So,” I chimed in, “What you’re really looking for is a confident man who has a plan for his life, has potential, a sense of humor, financially stable, and

knows how to make a woman feel sexy and good, right?”

“Absolutely!” Jessica exclaimed.

Natural Textiles and Their Use for Different Clotheing Categories

Inside every piece of clothing you’ll find a label. Study it well before buying the item. It is very important to get quality stuff. The quality of the piece of clothing lies not in its style, colour or design, but in the material. Therefore, everyone has to have at least some idea of what different types of materials there are and what characteristics they have.

The important layer of clothing is underwear. It underlies the body, thus, we should pay attention as to what they are made of. Earlier women were forced to wear several layers of underwear - corsets, knickers, underskirts and stockings. Aristocratic women would literally spend half a day changing. However, they were not at all always comfortable, the moreso that these rules applied in winter as much as in summer.

The last century brought spectacular changes in the underwear fashion. Contemporary woman has no time to spend, but has a magnificent choice of underwear. It’s beautiful, sexy, seductive and on top of all that - comfortable. You have to know how to choose what you need. If you have sensitive skin that gets irritated by abundant lace, go for natural cotton or silk underwear. It is useless to think that simple underwear does not match elegant clothes and visa versa. You have to know what you want - comfort or being able to play with your femininity by unrevealing flashy underwear.

The mid layer constitutes is the main clothing category. Its main function is to provide the body with warmth. As most of these clothes are in direct contact with the body, natural textiles such as cotton, linen and silk are recommended.

Cotton resembles linen, except that it is less resistant. Cotton is light and soft, resistant to heat, thus cotton clothes can be washed and ironed in high temperatures. It is impossible to resist a light cotton top or tunic, very much in fashion this summer. Cotton is pervious to air. When it is close to the body, it absorbs body moisture, fat and fractions of epithelium. It is a perfectly hygienic textile.

A woman who would not have a single piece of clothing made of linen is hard to find. Linen is one of the oldest textiles. Its most valued characteristics are as follows:

- regulate body moisture by evaporating it;
- it is pervious to air, whereby it creates a perfect body microclimate;
- it does not electrify;
- neutralise body odour.

Some love linen clothes, some hate them, as they crease easily. However, to me, the creasing also looks natural and contributes to the originality and charm of linen. That is why, if in summer we see a woman wearing a creased, high quality linen article - a suit or a dress, will never think that she is lousy.

Few people know linen tricot. A different set of machines are used to produce it and actual linen as the threads are very resistant. Combining linen with linen tricot some very original clothes can be designed. Linen tricot shares all the qualities with linen. Light linen tricot tops highlight body lines and create an elegant as well as feminine look. Linen clothes do not requite any special care. They are washed at 30-40?C in a washing machine and do not loose shape. Dry linen clothes are hard to iron, thus, it is recommended to iron them whilst they are still damp.

Natural silk is a unique animal textile. That is why we complement good skin by saying “soft like silk”. Many types of clothes are made of silk - underwear, suits, dresses, skirts, tops, etc. It is also a highly hygienic material. Worn in hot weather, silk refreshes and cools the body, whereas in cold, it warms it up. This is due to its low warmth permeability. Silk, just like all the natural textiles, absorbs moisture and never looks damp.

Silk has disadvantage if one can call it so, requires special treatment. Do not dry silk clothes in the sun. It permeates ultraviolet rays and thus with time, the material might loose its resistance. Wash it in warm water by hands as it expands in water and can shrink. However, a bit of a nuisance will never discourage people from wearing silk clothes!

We often associate wool with warmth. Like silk, it is an animal product. This textile is usually used to produce clothes of the upper layer that do not have direct contact with body such as jackets, coats, suits, ponchos, etc. Many people find wool rough and irritating. That is why bed clothing is made of sheep, camel or lama wool that does not need to be covered in cotton covers these days. People who live in the mountains wear wool hats and cloaks, which protects them temperature contrasts. One of the characteristics of wool is that it shrinks. It is recommended to dry clean it or wash with special wool products. In this way, wool clothes will keep their softness and fluffy.

Contemporary textile industry cannot avoid synthetic materials. Most clothes are made of mixed materials, for example, combining synthetics with wool reduces wool’s disposition to shrinking. Clothes of mixed materials keep the shape better, but don’t forget that they loose their natural properties too. Thus, better look for natural textile combinations such as linen-wool, silk-linen, cotton-wool. In this way you will look good and treat your body well.

Nice Website, Shame No-One Can Find It!

Have you paid lots of money for a cool website design? Is your site looking all flashy and professional? Has it got cool a cool flash intro with lots of images? Have you spent lots of money developing a new site only to realise that you’re not getting any extra hits or business. It is hardly surprising with the amount of websites on the internet; this number could be in the region of 300 billion. So it is hardly surprising when you do a search on Google for something and you get thousands of results and you spend ages looking through the sites.

So how can I get more visitors by coming up on the first page on Google?

Well for a start this takes time which is why some businesses pay for an SEO to do the work for you but it can be done yourself. There are a few points to remember and you can’t really go wrong. The first thing to remember is that Google searches for the key words in the body of the text, so you you want people to find a ‘baby’s travel cot’ your site better have those words written clearly on the home page a few times and also in the title. Also people tend to like to have flashy button effects but Google doe’s not recognise them so even if you have used the keys words in the flash, Google won’t find them. Links to the other pages in your site needs to be straight forward text written hyperlinks.

As for flash intro’s, big mistake, it may look nice but it does absolutely nothing to help your site, in fact the flash is not recognised by the search engines at all. Search engines like clear hyperlinks using the keywords. Unique relevant text is also the key to scoring high.

Heard of page ranking? What is it? Well basically PageRank is a “vote”, by all the other pages on the Web. So if your site’s address or hyperlink is on another site which has a good authority (lots of important in links from good rated sites) then this gives weight to your site. Adding your site to many different sites is very important to improve PageRank.

Writing articles like this is good, and submitting them to relevant categories in article directories like articlealley.com helps give a lot of weight as long as the article sites are ranked high themselves. Google have a toolbar which shows the ranking of each page, if the rank is high then it would be useful to have a link to your site on there. But any sites that take you link will help.

Once your site comes up on the first page of Google you will be seen by thousands of visitors and can enjoy all the extra possible business. So what are you waiting for, get writing and publishing, and don’t forget to put a link to your site at the bottom of the article or this will be a totally waste of time.
